I keep pricing simple: one flat fee for the standard real estate photo shoot—not based on square footage.

Each standard shoot includes interior, exterior, and drone photography, with up to 50 finished images. The goal is a complete, consistent set that tells the story of the property without overloading the buyer.

Photos are typically delivered within 24 hours of the shoot. You’ll receive a download link, and the images are sized for the local MLS and delivered in a logical order, ready to upload.

Payment options are kept easy for agents. Venmo is preferred, and I can also accept Zelle, cash, or check. Payment details are included on the invoice sent with your download link.

No, agents do not need to be present. I just need a reliable way to access the home (lockbox code, door code, etc.). If a resident is letting me in, that’s totally fine - it’s just best if as few people as possible are in the home during the shoot to avoid distractions and accidental cameos.

Decluttering makes the biggest difference. A good rule of thumb: declutter until the home feels ready, then declutter 10–20% more. Replace any burnt-out bulbs (especially in multi-bulb fixtures—matching bulbs looks best). If possible, do a quick “surface sweep” too: remove fridge magnets, countertop mail, and extra items on nightstands and bathroom counters.

Turn off ceiling fans.
Turn on all lights (including lamps).
Open curtains.
Set blinds down with slats open (raise blinds if highlighting a great view).
Turn off TVs and computer monitors.
Close toilet lids.
Wipe mirrors if there are visible smudges.
Clear the kitchen sink and put away dish soap/sponges.
Straighten dining room/kitchen table chairs and bar stools.
Remove obvious floor clutter (cords, pet beds, litter boxes, small items).
Move cars out of the driveway and away from the front of the home if possible.
Hide trash/recycle bins if possible.
If pets will be present, keep them in one room or off-site during the shoot.

Most homes take about 2 hours on site. Smaller homes can be closer to 1.5 hours, and larger homes may be around 2.5 hours. If the home is photo-ready when I arrive, the process usually goes faster and stays on schedule.

I primarily serve Northern Kentucky and the Greater Cincinnati area. If you have a listing outside that area, reach out - travel is possible, and any additional travel fee is handled case-by-case based on distance.
